There are three main routes you can choose when building your own house. One is to do it all yourself (self-build), the second is to source and coordinate everything yourself (self-managed), and the third is to engage a company with everything you need under one roof (turnkey).

Whichever route you take the products and services you need are the same. So why do people choose one method over another?

In short, self-builders tend to have a burning ambition to roll up their sleeves, get stuck in and build their own house, and others want a house built for them, either self-managing their project or working with a turnkey company.

If you self-manage you have all the same costs to bear as when working with a turnkey company. The same build costs, building control fees, professional fees, etc. BUT you source and manage everything yourself. In addition, you’ve got to learn everything about how to build a house, take on all the associated risk, AND be accountable and responsible for the finished house.

However, if you work with a complete turnkey company, like The Complete Oak Home, you don’t need to worry if you don’t know enough about house building, or have limited or no experience! So you might ask yourself, why doesn’t everyone choose to work with a turnkey company? Well there are a few people who really do want to be true self-builders and do it all themselves, but more often than not people don’t actually know what a turnkey company is or does. Below we’ve listed the most common questions we get asked about turnkey, and hopefully we’ve provided some clear answers to help you decide whether working with a turnkey company is the right solution for your project.

What is a turnkey company?

Turnkey companies vary one from one to another. The Complete Oak Home comprises a multi-disciplinary team of experts who can look after everything you need for your project under one roof.

What does a turnkey company do?

A turnkey company does everything you would have to do yourself, but in addition helps and advises you with all the important decisions.

Does working with a turnkey company cost more than self-managing?

No. Working with a turnkey company means you have access to a multi-disciplinary team of experts who all work together on your project, ensuring a joined up approach. Because turnkey companies handle multiple projects, cost savings can be passed on to the client. You do not pay anything extra. There is no ‘service’ charge for turnkey, as turnkey is not a separate service. It simply means that when you work with a turnkey company you have everything you need for your project under one roof. Working with The Complete Oak Home isn’t more expensive as you will pay all of the same costs to build a one off bespoke house regardless of whether you self-manage or use a turnkey company. In fact, we are confident that a professionally managed turnkey project will cost less than if the same like for like project had been self-managed.

Can working with a turnkey company help me to stay within my budget?

That depends on which turnkey company you choose to work with. At The Complete Oak Home, we have our own cost control process that we apply to each project. Can working with a turnkey company reduce the risk associated with building a one off bespoke house?

Absolutely, in addition to not costing any more money, when you work with a complete turnkey company, your risks are greatly reduced. Instead of having to learn along the way and risk costly mistakes, when you work with our team you have the confidence, as you make important decisions, you’re keeping your project within your timeframe and budget. In addition, we have a professional obligation to carry professional indemnity insurance. Our architectural department, The Complete Architect, is a RIBA Chartered Practice and must comply to all of the RIBA codes of conduct.

How involved can I be in my project when I work with a turnkey company?

If you are working with a package home company, or a company who manufacture part of the house, or who have set designs for you to choose from, you may not be able to be as involved in the design and specification as you would like to be.

If you are working with a turnkey company specialising in the design and build of one off bespoke houses, you can be involved as little or as much as you would like. At The Complete Oak Home we work very closely with our clients to bring their aspirations and budget together ensuring they aren’t excluded from any important decisions. We design one-off bespoke private houses. We are not a kit house company and we do not have off the shelf floor plans that we work from, because we find customising existing designs rarely achieves the right result. Are all turnkey companies the same?

No. What turnkey companies offer varies enormously. At The Complete Oak Home, we believe we are the most comprehensive turnkey company in the UK, only working on one off bespoke houses for private clients. We have a specialism in oak frame, but what really makes us different is our team of experts can also work with you and provide a turnkey solution to non-oak frame houses too. This is because we don’t manufacture oak frame, so we don’t need to maximise the amount of oak frame we work into a design. We also have a sister business, The Complete Architect, within the same building, which is a RIBA chartered practice.

Does working with a turnkey company save me time?

Yes. Rather than having to find an architect, a main contractor and a multitude of different professional service providers and then coordinate and manage them all by yourself, you can work with one company who has everything under one roof.

 Do only people who have limited or no knowledge of house building work with you?

No, not at all, in fact many of our clients have been self-builders in the past. They choose to work with us because they’ve had first-hand experience of all the risks and difficulties associated with self-building and they don’t want to make the same mistakes or have the same stress again!

 Who is turnkey suitable for?

Turnkey is suitable for anyone wanting to build a house, that wants to work with one company who has everything under one roof.

 How is The Complete Oak Home different to other turnkey companies?

  • We coordinate everything you need, not simply put you in touch with recommended suppliers, as many other ‘turnkey’ companies do.
  • We only produce one-off bespoke designs as we don’t feel that customising existing designs gives clients a house that really works for exactly how they live.
  • We don’t charge any additional fees for a ‘turnkey service’, we are a turnkey company with all the inherent efficiencies our clients then benefit from
