Our architects and designers are free to give our clients exactly what they want, bringing together budget, value and design aspirations.

We create unique and stunning homes without any pressure to maximise the amount of oak frame we include.

In the first few weeks of your project we will do a thorough evaluation of your aspirations, your plot and project costs. We will be with you at the end of your project to be held accountable for delivering it within the budget we have agreed.

At The Complete Oak Home our team of experts advise and help you, as you make all of the necessary decisions. From discussions on project feasibility, design, planning and build – right up to the day we hand you the keys to your dream home. We understand this journey is an intensely personal process and believe it should start with an experienced team who really care. We specialise in working with clients who want to build their home, but don’t want to be self-builders or self-manage their project.

Our team is multi-disciplinary comprising of architects, engineers, construction specialists, cost experts and project coordinators. We work closely together from the start of your project to ensure the house we design and build suits your lifestyle, meets your design aspirations, and comes within your budget.

We don’t just recommend third party builders, tradesman and suppliers. We coordinate them all for you and take responsibility for the whole project from start to finish. We have a contractual responsibility to our clients throughout the whole process.

What Is The Definition Of Self-Build?

 

According to Wikipedia, the definition of self-build is “the practice of creating an individual home for oneself through a variety of different methods.” If you’ve taken even a cursory glance at self-building publications or TV programmes, you’re probably getting a case of identity crisis. Are you a self-builder? Do you need to lay bricks to qualify? Here we make some useful definitions to help you out of the mire.

Whilst these are not universally used definitions they may help you decide what companies and services will suit you best.

1. Self-build DIY

This approach is for people who can and want to undertake a certain amount of the building work themselves. This is normally because they have some of the necessary skills, are connected to the construction industry or have friends in it.

By using their own time and asking favours of friends, they expect to make cost savings on their project. They have the time and inclination to get very closely involved in the practical construction and are willing to take on the risks associated with doing so.

For those who genuinely have the appetite and expertise to carry out this role, this can be a good route.

2. Self-build self-managed

This approach is for people intending to source and manage multiple sub-contractors e.g. ground workers, brick layers, carpenters, electricians, plumbers etc. in the expectation this will cut out a main contractor or builder’s profit.

They may have experience in project and contract management and are willing to take on some of the risk associated with building a house and have the time to dedicate to it.

The problem with this route is it rarely offers the expected because the DIY’er doesn’t get the level of trade discount available to builders, they need to fund at least some of the VAT until the end of their project before they reclaim it, they’ll have no retentions monies to ensure trade people complete work to specification, there won’t be a rectification period as with a main contractor, and (probably worst of all), unless they have specific building experience or a really simple build, the things they miss will end up having them pay more …

3. Self-build turnkey

A turnkey solution is for people who want to be closely involved in the design and specification of their house but want one company to look after all other aspects of the project, from getting planning, value engineering, cost control through to completing the construction.

They want a high degree of cost certainty, a house built within an agreed time frame and want to minimise risks that might prevent either of these happening. They will want to be in full control of their project but have the option to dip in and out at any time in the process, either due to their own time constraints or interests.

And because it avoids the pitfalls of the self-managed build, perhaps surprisingly, it usually costs no more, or indeed can even be more cost effective!

So there you have it. Hopefully this helps to give you a better understanding of the definition of self-build and to clarify what type of self-builder you might be. In addition it may help you decide which route you want to go down in terms of turning your self-build dreams into reality.

New Project – Stunning Oak Frame House With Swimming Pool

 

Against stiff competition from a high profile local architectural practice and a leading oak frame manufacturer we are delighted to have been appointed to design and build a stunning oak frame house with swimming pool, that the whole family can enjoy.

Having had a couple of design proposals already, but left nervous they hadn’t found the right solution, they approached us. Once our client led approach to design had been explained to them they immediately appointed us to work on the scheme.

Our clients are clear they want to create an amazing oak frame family home. The site has several locations where a house could be sited. All the options were to be explored so when the decision to move forward with a design was made, the client could be confident it was the right one.

We are currently in the pre-planning application phase so unfortunately can’t disclose too much about the project’s location but we’ll bring you updates as the scheme progresses. When asked how the design process was working for them the clients commented:

“From being nervous about the project, we now feel confident and are enjoying the process. We are looking forward to when the house is complete, inviting you to come and experience what you have helped create for us.”

Working With Clients Who Work Overseas – Exciting New Project in Austria

 

We love working with clients who live overseas and have just been appointed to design and build an English oak framed house in Austria, close to the border with Slovenia. The site is in an idyllic location with stunning views of the mountains.

Having looked at German house manufacturers and concluded they didn’t understand what he wanted, and Austrian design which doesn’t appeal to him, our client short listed three UK companies to visit: us and two oak frame manufacturers.

Our flexibility in finding the most efficient way to run the project, our client led approach to design and independence of the oak frame industry led to an immediate appointment. This particular client works in Kazakhstan and we’re also in the construction phase with clients who have a project in Somerset but live in Kuala Lumpur.

Whether you are UK based or live overseas, we are very happy to work with you. Our willingness to travel to our clients and use of modern technology makes this process very straight forward, and our super fast broadband enables seamless Skype calls, Zoom and GoTo meetings.

How designing from a blank canvas is the only way to create a truly bespoke home

Our Bespoke Home Creation Process

 

The Oxford Dictionary’s definition of the word bespoke is ‘something that is made for a particular customer or user’. As we specialise in working with clients to create their bespoke home, this means every house we create is designed from scratch specifically to meet the needs of everyone who is going to live in it. To achieve this, we start from a completely clean sheet, and work through our unique architectural design process with all our clients.

To some, this can at first appear to be quite a daunting prospect. We are often asked things like ‘How can you design us a home without looking at an existing design as a starting point?, and ‘I need to look at visual examples to show you what I’m looking for”.

We understand how at first this concept can be tricky to grasp, but feel very passionate about adopting this approach. “If you start the design process with visual references, you skip too soon into solutions and don’t spend enough time in the understanding and enquiry stage.” says Luke Jackson, architect at The Complete Oak Home.

Starting with a blank canvas can feel daunting, particularly as some architects keep their design process to themselves and only share the ‘outcomes’ at each stage, presenting you with what feels like a series of rather inflexible solutions.

The best architecture evolves through collaboration, bringing together your needs and wishes with our skill and knowledge. It should, in our view, be a ‘client up’ evolution. We are designing your house, on your land with your money whilst bringing our expertise to bear to deliver the best solution.

We use a layered process of enquiry to ensure that we don’t make any assumptions. If our clients tell us they would like a traditional style of house, we make sure we explore exactly what they mean by traditional, as our view may be quite different to theirs. Do they mean they would like to use traditional materials, have a traditional layout, or incorporate traditional design features into their scheme? A design can only be the architect’s interpretation of what you tell him – we need to make sure everyone is singing from the same hymn sheet!

Designing a bespoke home is a unique opportunity to create a home that properly meets your needs now and in the future. Whilst many people know a lot about what they want before they speak to us, their first briefs are often largely functional, listing the rooms and spaces they need and photos of houses they like.

We think the best way of working to develop our client’s briefs is face to face. Working with you, we enquire about the things that will make your new house a home, what will give it the character you want, and how your lifestyle might and should impact the design. We’ll explore your appetite for different construction types and guide and advise you as we develop a more comprehensive description of your new house.

2. Spatial arrangement of your bespoke home

Using plastic shapes to represent different rooms and spaces, together we arrange them to create a flow to the house that best suits how you want to live. Through a process of mutual enquiry, we look at the various options, considering everything from views, privacy, and connection to the outside. We explore how you’ll enter the house, from how it will be used day to day compared with when you have visitors, to where your pets might live.

3. Site analysis

Many sites offer alternatives for the location and orientation of your new home. Understanding the possibilities and challenges is key to finding the best solution. Who in the UK wouldn’t want to make the most of the good weather when it appears? Could the shape and orientation of your bespoke home help create sunny sheltered outside spaces to be enjoyed at every opportunity or provide privacy from neighbours or delivery couriers? It is sometimes beneficial to explore the art of the possible.

4. Designing your bespoke home

With the brief, spatial arrangement and site analysis clearly articulated and understood, our design team can prepare the first draft design. Its purpose is to articulate, by way of a drawing, our interpretation of what we have understood so far. It is not intended and is highly unlikely to be the final solution. That will evolve.

From your feedback at each stage, and with our guidance and architectural experience, the design will develop to a point where the planning application can be submitted. It isn’t necessary to have decided upon every aspect of your new house yet, only those things that will affect the external appearance of it. Phasing and layering decisions makes the process more manageable, easier to comprehend and more enjoyable.

5. Detailed design development

Once the planning submission is made we’ll work with you on a detailed finishes schedule. This will document every finish in every room as well as fixtures, fittings, internal joinery and so on. This enables us to develop the construction drawings from which the house will be built.

Crucially the construction drawings and finishes schedule also enable the production of the buildings regulations drawings, accurate pricing, and provides robust documentation to support the construction contract itself.

Three main routes to building your house

There are three main routes you can choose when building your own house. One is to do it all yourself (self-build), the second is to source and coordinate everything yourself (self-managed), and the third is to engage a company with everything under one roof (turnkey).

If you self-manage you have all the same costs to bear as when working with a turnkey company. The same build costs, building control fees, professional fees etc. BUT you source and manage everything yourself. In addition, you’ve got to learn everything about how to build a house, take on all the associated risk, AND be accountable and responsible for the finished house.

If you work with a complete turnkey company, however, you don’t need to know anything about how to build a house.! You will have a team of experts advising you and helping you, as you make all the necessary decisions. You will work with one company to ensure a fully joined up approach to your project, with everything you need under one roof.

Is turnkey more expensive?

Working with a turnkey company does not cost more than self-managing. It simply means that you have access to a multi-disciplinary team of experts who all work together on your project, ensuring a joined-up approach. Because turnkey companies handle multiple projects, cost savings can be passed on to the client. You do not pay anything extra. There is no ‘service’ charge for turnkey, as turnkey is not a separate service. It simply means that when you work with a turnkey company you have everything you need for your project under one roof. Whichever route you take the products and services you need are the same. So why do people choose one method over another?

In short, self-builders tend to have a burning ambition to roll up their sleeves, get stuck in and build their own house, and others want a house built for them, either self-managing their project or working with a turnkey company.

Bespoke Architecture. What Is It And What Does It Give You?

 

We are sometimes asked for floor plans of our house designs, however we don’t have standardised houses that we re-model or adjust. All of our designs are created from scratch as bespoke architecture for one-off private houses. Andy Parker, our Project Consultant, explains what bespoke architecture is and why it is so crucial to creating your dream home…

For many people, having the opportunity to design and build a house is a once in a lifetime prospect. They will often have gone to a lot of trouble to find a plot that offers something they’ve not had with previous properties.

As well as creating a building the owner can be proud of, it’s the job of the architect to make the most of the opportunities a site presents. But architecture isn’t just about design, it’s also about building. If a design doesn’t get built, then at best, it’s a piece of art. So knowing how to mitigate against the challenges a site presents and design a building within the clients’ budget is a key part of the architects’ role.

Making the most of a site requires a thorough understanding of it and careful consideration of the location, orientation and design of the building. The architect must understand the client’s aspirations and help them articulate their brief if they are to design a house that justifies the clients financial and emotional investment.

An architect will typically take 5 years plus to achieve their full qualification. The title ‘architect’ is protected by law and in the UK you can’t refer to yourself as an architect without being fully qualified and being registered with the Architect Registration Board.

So when a qualified architect creates bespoke architecture the result will almost certainly make far more of the client’s investment than can ever be achieved by remodelling or ‘customising’ an existing design. Whilst this approach may have its place, it’s more appropriate when a plot presents very limited options and more like those seen on housing developments. Arguably if you are ending up with a house akin to one on the housing market then that may well be where your money is best spent.

Our Value Engineering And Cost Control Process

 

At the start of the turnkey process we estimate an indicative build cost which is expressed as a cost per square metre of gross internal floor area (GIFA). As the project develops this evolves to become a fixed price (that falls within the agreed budget) for a specific design and relates to a comprehensive set of working drawings and detailed specification.

To achieve this requires cost planning and diligent value engineering.

This is how the budget and cost plan evolve for a scheme:

1. Understand what budget is available and what needs to be included in it

2. Work out how much space needs to be built to accommodate the brief

3. Assess key cost drivers e.g. size, general level of specification, design complexities, site conditions and planning requirements to establish likely cost per square metre

4. Check cost per m2 (3) and space needed (2) against the project budget

5. Develop the design within the parameters of 2 and 3

6. Planning application submission followed by planning approval

7. Take a detailed schedule of finishes and specification

8. Develop detailed cost plan and working drawings

9. Reach and agree a fixed price for inclusion in the construction contract

In addition to the stages above we continually advise on the budget implications of design and specification decisions you need to make throughout the project. Our cost consultants also constantly value engineer by working closely with the design team to find the most efficient design and construction solutions.

Designing a house that meets your aspirations, is within your budget and represents value for money, is a process of helping you to develop your understanding, so you can make well informed choices.

You have a significant amount of control over how much your house will cost. Our aim is to ensure the decisions and choices you need to make can be done so with confidence, and use our expertise to ensure th e best value solutions are available.

The process of budgeting, cost planning and value based engineering is not a single activity but should be carried out throughout the design and construction of your new home. Architects will often suggest the employment of a quantity surveyor (QS) if you raise the issue of cost – however at best a QS will only be able to do an arm’s length snapshot of estimated cost at any one point in time.

So how do you tell if a company really does offer a complete turnkey solution?

Our designers have a wealth of skills that are put to good use when getting planning permission for oak frame houses, and they are all part of our complete turnkey solution.

This process begins with the concept sketches which are developed further with you. There will be lots of decisions to make but we’ll guide you all the way. Planners are concerned with the size, height and overall volume of the building. They’ll also look at the location on the site, impact on neighbours and how the oak frame house looks from the outside.

There’s a limit to what planners have control over, for example they have no control on how the inside of the oak frame house looks – so at this stage there are lots of decisions which can be left until later. Normally it will take a few iterations of the design before we and you are happy for us to submit the planning application for your new oak frame house.

For difficult to obtain planning permission for oak frame houses, in which we have considerable experience, we may draw on the expertise of our planning consultant, and often go through a pre-application planning process. The ‘pre-app’ allows us to gain initial feedback from the planners on the design and can avoid costly delays in time.

We are currently working with clients of ours on a fairly complex planning application to build a smaller oak frame house on their garden plot. They would then like to sell their old house, and move into the smaller new one as they are looking to downsize. Their plot is within an Area of Special Residential Character (ASRC), which is “a space forming a well-established residential area which has readily identifiable and distinctive characteristics and a high standard of residential amenity.”

One of the development criteria for the ASRC is residential density, and so we have undertaken a density survey to ensure that the plan we put forward comes within the density of other plots within the ASRC.

Another example of difficult to obtain planning permission is a Paragraph 55 application. This is the most difficult level of planning to obtain, and the imperative requirements are as follows: it must be truly outstanding or innovative, helping to raise standards of design more generally in rural areas; it must reflect the highest standards in architecture; it must significantly enhance its’ immediate setting; and be sensitive to the defining characteristics of the local area. We are currently working with clients on a design for a family forever home under the Paragraph 55 criteria.

As with all aspects of our complete turnkey solution for oak frame houses, we’ll deal with everything; design and access statements, topographical surveys, arboriculturists, and even bat and newt surveys where necessary.

Once submitted, we’ll actively monitor its’ progress and by doing so can sometimes address concerns from planners and keep things on track for a decision within the statutory period.

For most people getting planning permission for oak frame houses is a point for celebration in the design and build process. It’s perhaps the first time they allow themselves to believe they really will be building their very own, bespoke oak frame house.

The process of creating bespoke oak framed homes is one of the most complex, challenging and fulfilling activities you can undertake and the Client Lifestyle Briefing is a crucial factor in the quality of the final product.

At The Complete Oak Home we work with you to ensure that we create a comprehensive lifestyle briefing. In simple terms The Client Lifestyle Briefing is a document that describes a set of goals and requirements for the project.

When you buy an existing house you have to make so many compromises, but when you build your own home it should be exactly as you want. Our briefing process is rigorous and comprehensive, and we properly listen to you. We have a genuinely bespoke design service – every single house we build is a complete one-off, hence why we have built such a diverse range of houses.

Our Design Director and one of our project consultants will come and visit the site, and then sit down with you for a couple of hours to flesh out the brief. To start with they will take you through a comprehensive portfolio of other oak timber frame houses to help you explore the possibilities.

They will help you to distinguish clearly between ‘wants’ and ‘needs’ so that the design team will know which things are non-negotiable, which are desirable but not essential and will understand what added features or qualities would enhance the project for you.

Normally people have a good idea of what they want in terms of number and type of rooms. Sometimes they’re less sure about the style or layout that will work best for them. With our expertise in the design and building of oak framed homes we can help guide you and help you explore options and possibilities. And we won’t just focus on how you live now but how you want to live in your new house. Designing a bespoke oak framed home from scratch gives you the opportunity to get it exactly as you want it. Our team will discuss a lot more than just the rooms and their layout, they’ll want to understand your lifestyle and how you live because it will help them design a home best suited to your needs, today and for the future.

At the same briefing meeting they will discuss budget with you. Your budget will have a bearing on the design and size of your new oak framed home. Our Design Director and project consultant will talk you through typical build costs for the type of house described in your brief. They’ll also discuss other costs you need to consider such as demolition of existing buildings, planning fees and so on. Straight away we start to develop a cost plan so that from the outset you know how much your new oak framed home should cost to build.

Following the briefing meeting we’ll write up our notes and send them to you to make sure we’ve got all the salient points. More ideas will come to you over time so we won’t have everything at this point but that doesn’t matter. What we need is sufficient information to start the design process, to be able to produce some concept sketches so that you can see the architectural design of your house starting to form.

The architectural design of an oak framed house, or indeed any house, doesn’t happen in a few days. You will need time to consider the design at each stage, it’s far better to get it right on paper than to change your mind once building work has started. We’ll normally produce the first concept sketches for you within two to three weeks.

What is outline planning permission and what does it achieve?

Outline planning permission is useful where the principle of building a residential property on a plot has not yet been established. If outline planning permission is granted it will have to be followed up by a full planning application.

It is a form of planning consent that we would apply for if a client wanted to build a new bespoke house on a plot and planning policy didn’t readily support its approval.

This might be the case if the plot doesn’t already have a residential building on it and it falls outside an established development boundary.

It can be a useful route when you want to establish the principle of building a new house on a plot before investing further in the design of a bespoke house.

Because the purpose of outline planning permission is to establish a principle it is almost entirely about addressing planning policy and has very little to do with the design of the house. Typically a very simple site plan showing the approximate size of the house and its’ location are all that is needed.

However determining the size and location to maximise your chances of getting outline planning permission is where knowledge of planning policy is needed. Additionally we would support an outline application with a document that sets out the case for approving the permission. Because outline is sometimes used as a first step where planning policy is stacked against building a new house, having an extensive knowledge of planning policy is crucial to putting forward the best case.

One of the benefits of applying for outline planning permission is that you don’t need to spend money on developing a detailed design before knowing what your chances of getting full planning permission are likely to be. If a site justifies the submission of an outline application i.e. your chances of success are good enough, then investing in submitting a strong case for approval becomes worth it.

Risks

There are some risks to submitting an outline application. If outline planning permission is granted the subsequent full planning application will have to conform to the principles of the outline planning. For this reason we aim to make the outline application as ‘loose’ as we can so that it restricts as little as possible the design of the house for the full application.

If OP is granted it will have ‘reserved matters’ attached to it. These are conditions that will have to be met by a full planning application.

We are currently working on a project where the client came to us with outline planning permission. Unfortunately the application had a very specific footprint shape drawn for the house and an elevation with a very specific height for the house. This means that the planners now want us to work within these parameters for the house design and any significant variation from this is likely to be contentious and risks a drawn out planning approval process.
