Project Background
Our clients came to us with planning permission to build a two storey, 200sqm, 4 bed oak frame turnkey house in a beautiful village location in Somerset. They had been working with an oak frame manufacturer to provide a full turnkey service, but they made a number of mistakes with the planning application and the price quoted had lots of exclusions and wasn’t a full turnkey solution.
Having spoken to a number of other oak frame manufactures and construction companies, our clients were struggling to find a planning, design and build partner that offered a true turnkey service and that could provide a comprehensive cost plan for their project, but then they found us.
When we explained our services to the clients this gave them the confidence that The Complete Oak Home really is different and that we do offer a complete turnkey service, which can be implemented even when clients arrive with planning permission for their plot. They had finally found a company who they could work with to give them their dream 4 bedroom oak frame turnkey house.
The House
This cosy oak frame house consists of two floors.
The ground floor has a lovely open plan kitchen diner with a family snug and a utility to the side of the house. Across the hallway, there is the family living room with access to the garden, and a separate study.
Upstairs includes four bedrooms, two with en suites and another two with a shared family bathroom. The master bedroom looks out onto the garden and countryside views, with plenty of storage cleverly built in to maximise space in the room.
Progress
This build of this 4 bedroom turnkey home was completed in 2017 and the owners are all moved in to their new home.
“Having decided on an oak frame house for our garden plot, we realised we were ill-equipped in time and knowledge to manage the project ourselves, and therefore were looking for a full turnkey service. We also wanted to know at the outset how much it would cost in order to determine its affordability and adjust the design accordingly. We found an oak frame company which claimed to offer the full turnkey service, but found ourselves being pushed through an illogical process with no consideration up-front for our budget, requiring us to make financial commitments which were unclear, and ultimately, being informed that it would be more cost-effective for us to arrange significant parts of the build ourselves than to use their services. In trying to determine some of the costs ourselves, we soon realised that the project would be too expensive for us if we continued on this path. Extricating ourselves from our association with this company was very stressful and left us somewhat crushed and wary.
Complete Oak Home was suggested to us by an oak frame manufacturer. Andy visited us and we were reassured by his experience and knowledge, the company’s independence and, most of all, by the logic of the process. This reassurance was reinforced on visiting their offices and meeting members of the team. Working with the Complete Oak Home has been an entirely different experience to the previous one, and we have felt they have listened to us throughout. We have some way to go to finish our new home, but we know we are now working with people who have our interests at heart helping us along the way to create a beautiful, distinctive and affordable home.”
