Baltimore will be an oak framed home near Padstow, Cornwall with a compact design which the owners will use as a regular holiday retreat for their family and friends.
Using an oak frame combined with the quirky interior will give the home lots of character. The plot is small with a 1960’s bungalow on it which – as with so many buildings of its type and era has no architectural merit and is inefficient and expensive to maintain. The new design cleverly fits a lot of accommodation and features into just 150m2.
The distance between the client’s home and this project meant it was really important for them to have a complete end to end design and build service. Additionally it was important the final value of the property after demolition and re-building was not less than the overall cost of the project so having a good degree of cost confidence before submitting the planning application was important.
This gorgeous holiday retreat is set over two floors. The ground floor has an open living and kitchen area with beautiful interior design which suits the coastal location and creates lots of character throughout the space. The first floor has two bedrooms, with the second bedroom being on the ground floor, along with a snug and family bathroom. A balcony on the first floor is the perfect retreat for quiet moments with jaw dropping views out to sea, there’s an outdoor wash down area for returning from the beach and bi fold doors open onto decking creating an indoor/outdoor space.
